I find water solidifies the ground once it’s dried. I think that tree saps most of the moisture so may not be worth seeding?
actually monte is more or less responsible. Her she tree was cut down because it was breaking the sidewalk and she goes to this area to lay in the shade and is always digging up the ground to roll in the dirt. Gets very hard and no matter how many times we replant it doesn’t grown.
